Stamp Duty Land Tax (SDLT) is paid on some property purchases in England and Northern Ireland. This calculator uses the residential rates effective from 1 April 2025: 0% up to £125,000, 2% on the next £125,000, 5% from £250,001 to £925,000, 10% from £925,001 to £1.5 million and 12% above that. Eligible first-time buyers pay no SDLT on the first £300,000 and 5% between £300,001 and £500,000, but receive no relief on a purchase above £500,000. The calculator is scoped to standard residential purchases and eligible first-time buyers; it does not calculate higher rates for additional dwellings or non-UK-resident surcharge.
