Stamp Duty Land Tax (SDLT) is a tax paid when buying property or land in England and Northern Ireland. The amount you pay depends on the purchase price, whether you are a first-time buyer, and whether you already own property. Our stamp duty calculator uses the current 2024/25 SDLT rates to give you an accurate figure. First-time buyers pay no stamp duty on the first £425,000 of a property's value (up to a purchase price of £625,000). Home movers pay no stamp duty on the first £250,000. Those buying additional properties pay a 3% surcharge on top of the standard rates.
